Post: Tenants depositing rent checks directly at the bank

Does anyone have their tenants pay rent using a pre filled out deposit slip at the the bank? Exposing the account number is the number one red flag. In this regard, thelocal branch manager suggested setting up a separate business account to use for tenants rent check deposits. This way the main checking account isn’t exposed.
The goal is cut out using a drop box and also save tenants the addition ACH or credit card charges.
Anyone do this with no hassles?
Thanks!

Maybe a bullet point comparison may be in order just so a prospective user like myself and actually go in and see what I could use in Turbotenant?
I'm sure that would be of great help and possibly get you platform users who own under say 5 units and may not necessarily want to start paying for software right away?
If a comparison exists, please point me to it. In the meantime, I am going to do some research on Turbotenant to see if I can compare the services and what I'll need.
Thanks!

Did you find a California base CPA who specializes in Real Estate? If you did and don't mind sharing info, I need to ask a question today if possible. I'll also post a new link looking for a California (or hopefully a Los Angeles based) CPA this afternoon if for whatever reason you read this post at a date later than today. Thank you in advance!!

Have you used Rentec Direct's screening feature and if so how has it worked out for you?
I am going to use mysmartmove to rent out my units starting next month. I am also thinking of signing up for Rentec Direct to manage my properties. If it's good then it might be reduntant to use mysmartmove to screen when I'm paying for rentecdirect.
Any thoughts?
Thank you!!

I'm gearing up to do some tenant background checks. To especially those who have used services of both Smartmove and Turbotenant.
- Are there any significant differences you feel need to be noted between the two? I am aware that they both use TransUnion for the background and criminal checks.
- Regarding Smartmove's invitation process to prospective tenants to fill out application forms online. I'm assuming this occurs when prospective tenant shows up to check out the apartment and expresses interest to take the next step as in fill out the application forms?
- I like to have physical application forms filled out to have on file. Are the forms online for Smartmove focused on background and criminal checks or are they mirror images of what tenants would be physically filling out for me?
- What are potential "barriers" (real or imagined) that potential tenants have mentioned (if at all)?
- How were your overall experiences with these services (and especially so with the background checks)?
Thanks!

After reading your latest post, I posted another link from the same site that I read as a separate topic.
I believe the question of cash flow will always be one either the #2 or number #1 concern for any and all RE investors. The other concern being the topic of appreciation. I think this is especially so depending on if the investor purchases in markets where RE appreciation tends strangle cash flow at the time of purchase.

This topic - https://www.biggerpockets.com/forums/311/topics/39...
has led to this topic, which I'm sure is a topic that is as old as the you-know-whom himself.
But as the old chestnut goes, "the devil is in the details" so let's have at it. :-)

You planted your flag in the right place before the rest came calling. Just like I thought. Great call. Enjoy your run!
