Hi Andrea, from tax point of view there is no difference holding the property at your name or thru LLC. Before to take a big step, is better to ask an accountant what strategy is best for you.

Quote from @Brian Newyear:

Hello everyone, I am new to this forum and hoping to get some help to point me in the right direction.  I have one rental property which is designed for long term rentals.  My current tenant signed a 3 year contract.  My question is what type of tax professional do I hire in order to help me qualify my rental property as a business?  Am I looking for a tax strategist, CPA, or who specifically?  I plan on acquiring more properties and growing from here, but I just want to get set up with someone who can help me grow this as a business entity rather than as an investment.

Thanks for your help!

You’re on the right track by looking for a CPA with experience in real estate taxation. A tax strategist or real estate-focused CPA can help you structure your rental activity in a way that aligns with your business goals, whether that’s qualifying as a business for tax purposes, optimizing deductions, or planning for future acquisitions.

Since you're planning to expand, working with a CPA who understands real estate professional status (REPS), entity structuring (LLC, S-Corp, etc.), and tax-efficient strategies for scaling would be beneficial. Look for someone who specializes in real estate investors rather than a generalist CPA, as they will be more familiar with depreciation, passive activity rules, and maximizing your tax benefits. Hope this helps!

Post: Anyone have any accountant recommendations for someone with a W2 & LLC?

Any recommendations?

Michaela, hi. When looking for an accountant to handle both W-2 income and an LLC, it's important to find someone experienced with both personal and business taxes. Make sure they can advise on maximizing deductions for your LLC.

You might want to look for someone who understands your state's specific tax regulations or consider a CPA with experience working with small businesses and individual taxpayers.

Good luck with your search—feel free to reach out by email if you have any specific questions, I would be glad to help

Quote from @Abby H.:

Hello all!

I am back here searching for a new CPA in the Orlando or central Florida area. I am a real estate agent, real estate investor, and also work in television production. I would need a CPA with experience handling filing for multiple businesses and one who can offer tax planning and strategies. It's a huge plus if they have also worked with clients in the broadcast television industry - not every accountant is familiar with that field and how to strategize write-offs, etc.

My current CPA got a promotion and is no longer serving in the same role. :( I'm not happy with the new structure that the company has - they are growing to be a big firm giving me less and less access to direct communication with their accounting team. I'm looking to build a business relationship with my CPA, one who I can trust and work well with as I grow my businesses. I'm not opposed to a bigger company but I would like to be able to communicate directly with my CPA and not have a middle man.

(A few of you have DM'd in the past - I'll be reaching out to you as well!)

Thank you in advance for your recommendations!

-Abby

Abby, hi. It sounds like you're looking for a CPA who understands the unique dynamics of real estate, multiple businesses, and the broadcast television industry. Having someone who can provide tailored tax planning and strategies, while maintaining direct communication, is essential for your growing ventures.

While I can’t self-promote here, I recommend prioritizing firms or professionals with experience in real estate and media-related fields. Look for a CPA who emphasizes personal connections and offers transparent, direct communication. A smaller, specialized firm or an independent CPA could align with your needs for a close working relationship.

Please feel free to reach out to my email. I'd be happy to help!
