I believe it depends on the area you are working on. I just had to evict a tenant from one of my properties and it only cost me $400.- between court and sheriff costs. It did not take more than 20 days.

This situation is not good for anybody. They don't want to leave, they don't want pay, you don't want them living for free, you don't want to spend any more money.
