Lots of flipping has been going on in the Lake Park area for the past 5 years or so but there's still deals to be had it only takes one motivated seller!

The simple answer is South Florida is not a cash flow market it's an appreciation market.

If you're looking for cash flow then you'll need to do short-term rentals if you can find properties that allow it.

That's basically the exact unit range that I'm currently seeking here in Florida and it's been very tough trying to find anything that makes sense. I'm looking for 6-20 units from Palm Beach County up through Central Florida.

Boca is one of the higher end markets that's always in high demand (particularly now) so it's going to be very tough to find any sort of value there. There are much better areas of Palm Beach County to get more bang for the buck.

You can use a mortgage as long as the property is livable and the numbers still work with the initial loan costs.

Run your numbers and if the deal works for the returns you seek, then buy. If not, then wait.
