At the end of the day this becomes an appreciation bet - yes I said bet because nobody can be 100% certain if an asset will appreciate or not as others have alluded to - or a cash flow play.
You can definitely get better cash flows if you go out of 128 or sometimes even out of 495 but it's a completely different market and skills required to manage such investment: maintenance, local resources, etc.
Keep in mind that from both the Somerville and Cambridge mayors, we have a deficit of over 42,000 apartment units in the region.

Folks,
I was in the process of increasing my HELOC limit when BoA mentioned there is a new FHA limitation on HELOCs where the total number of mortgages someone can have in order to have a HELOC (bear in mind I was just trying to increase the amount) is now 5.
Do you know of any banks that do not have this same limitation for a HELOC?
Before you ask, I do have over 500K in my primary home equity plus A+ credit score, plus savings, etc.

@Christian Cascone, I attended a few years back and I didn't see a LOT of value in paying the entry fee ($750+ if I remember correctly). Anything in particular that attracts you to this event? Just curious...

Really nice work from what we can tell in the pictures.
Care to share the numbers? While Raleigh is not my home market, I used to live down there (Morrisville to be more precise between 04-05) and I am just curious since our reality up here in Boston is VERY different for flips...

Yes, you would need what many insurance agencies call landlord policy. I have had great success with Amica and their prices, at least up here in the northeast, are unbeatable.
