Why did you even respond if you weren't going to answer the question?

Hi BP Investors,

We recently finished a foreclosure on a property in CA and we want to sell it without possession, as the property does not meet our criteria for holding.  We are just starting eviction. Where can we find buyers who will buy it without possession or inspection? Thanks

We need one that finds correct mailing addresses for our leads who have not submitted a change of address to the post office.

@Tracy Levy The skip tracer I use may be able to help. He mainly skip traces for Law and Corporate offices. He charges 10 cents per lead and I’ve never had any issues getting in contact with anybody. Shoot me your email and I’ll send it over to him.

Hey, do you still have contact with this skip tracer?

I can connect you with someone at traceestate.com. They are 8 cents per individual and 15 cents per llc/trust. They usually give a discount on your first order too.

Please connect me. Thank you

I would contact a local property manager. They always know a vendor.

We've had a lot of success buying and selling on Paperstac. We've never had a broker close on there and they ask stupid questions.

I use Forge Trust for my self directed ROTH IRA with checkbook controll.

I used Discount Solo401k to set up my Solo401k ROTH.

Look hard at making these ROTHs. You'll pay the taxes the year you do the conversion but then everything is tax free from there. It makes a huge difference.

I own houses in both and I sometimes make short-term loans to local investors out of my account.

I also use Forge Trust but they are so expensive now, $110/quarter. I am looking for a less expensive alternative.

They have gone up. If you find someone cheaper that you like let me know.

They are only sending in one form to the IRS for me each year so I could use pretty much use anybody for that little bit of work on their part.

Going to try Solera: $225/yr. Forge is also charging me

$175 - Termination Fee
$50 - Reregistration Fee
