@James Wilcox Jim, that was an awesome idea, as there was huge interest. We actually got the house into escrow 1 day after listing. Take a look at the front yard on lock out day and then before listing. We spent at least $3k on trash out.

@Bruce Scannell@Mark Nolan My experiences with Sunwest have been so bad I am moving all my funds to another custodian. They have been taking 1-2 weeks just to sign documents on my behalf. The last document they lost for several days then magically found it again. In addition, the communications are poor and you never know what's happening with your requests.

Lexington Locals,
We just finished the long, painful, and expensive foreclosure. We now own the house (374 Bob-O-Link) and are trying to get the occupants to move. Fortunately, market values have been rising steadily in this neighborhood. Hopefully we'll have a success story to share soon.

Thanks for your feedback, guys. David, we analyzed a pool of 1000 2nds and bought 7 of them. The analysis took over 40 hours and this is the first one to pay off.
