 Thanks, guys! Holding properties is not one of our primary strategies so we are listing the note for sale on fciexchange for $25kish.  I'll let you guys know what happens.

Milwaukee locals,

We are the note holder and we are foreclosing and near judgement on this one:

5430 N. 55th St., Milwaukee 53218

When we look at the comps they are all over the place and there is no relationship between the older BPO and newer AVM we have.  We recently sent a field agent out and the house is still owner occupied and is in very good shape from the outside.

Any idea about value? Thank you.

I am foreclosing on a duplex in Indiana and my lawyer said he can write up an assignment of rents but it might not be worth it.  He said I might not actually receive the rents and/or would need to start maintaining the units to receive the rent.

Does anyone have experience doing this or advice? Thank you.

@Bill GulleyGuys, I have this very same situation, foreclosing on a duplex.  My lawyer says it may or not be worth pursuing because I would have to start maintaining the property also.  Thanks.

I usually invest in firsts but lately I have been seeing some non-performing seconds where the firsts and performing and the second has enough equity for a full payoff.  Is there any reason I shouldn't buy these? Thanks.

Team, we have a signed forbearance and loan mod as follows:

12-months to put $12000 down, then 15 yr fixed at 9.9%, principle reduced to $65k.  This is a win-win for us and the borrowers.
