Hi Mike, Richmond Monroe runs O&E reports also. I use them for all of my file scrubbing, storage, and recording needs so I will try them for my next O&E report.

@Dawn Anastasi Hi Dawn, we have judgement and we're trying to get a deed-in-lieu from the borrower so we don't need to wait another 6 months for the redemption period. Her ex-boyfriend still lives in the house so hopefully he's taking care of it. Pleas stay in touch. Thanks.

Indy Locals,
We are foreclosing on a house in Indy (Marion county) and the sheriff sale is coming up in a couple months. We are trying to figure out how low we need to set the minimum bid in order for someone to bid on this house: 412 N. Warman, 46222.
Any insight would be greatly appreciated. Thank you.

Stas, I wouldn't use FCI just because of their insurance. What type of notes do you need serviced?

Team, I have a note that is reperforming and now seasoned and I am going to sell it. The borrower is way behind on her property taxes and is not in a financial position to pay them. My question is: do I pay all the property taxes now and then sell the note or sell the note at a reduced price and let buyer pay taxes? Does it even matter?
