I would discourage from listing on Zillow and other sites since those are for selling property, and you are selling a contract. It could open you for unexpected repercussions. Also, if the seller came across said listing, depending upon your relationship with the seller, it could cause unnecessary friction. Just my two cents though.

Like others have said, you ultimately should check with your broker, however, if you are not a member of the LLC then you should not need to disclose as an owner. Just related to the owner.

If you are assigning the property then the end buyer should want to see the AB so they see all terms they are assuming with the assignment. I won't sign an assignment without seeing the AB. I tell my wholesalers they are welcome to redact their price, but we usually find out at closing anyway.
I agree that some buyers may complain about your fee, but if the numbers work for them then it shouldn't matter. But it is important to know all terms within the AB because the end buyer will be held liable for all of them. As the end buyer, it is also important to be able to verify that the contract is written for the correct property and with the correct seller to ensure I'm not being assigned something incorrectly or that I don't intend to buy.
The investor and wholesaler should act with good faith towards each other to build a solid, working relationship for repeat business. It's a business of who you know, so maintaining a good standing within your network is vital.

I would agree with @Charles Carillo. Contact the broker. If he/she still will not release you, then file a complaint with the state board.

If you want an unbiased opinion, find an engineer and have him or her evaluate the foundation. Yes you will have to pay for the report, but you can then share that report with multiple foundation companies and have them bid based on that report as opposed to each generating their own report and opinions of needed repairs.

I have used Movement personally, and I have had several clients and fellow investors use them with great success. As with any mortgage company, the loan officer can have a significant impact on your experience. But I think the company is solid as a whole.
