 The numbers look pretty good, as it sits now, but we're planning on putting about $10k into it this year and in doing so, raising the rents accordingly.  This will give us an even better return.

@Joe Fairless

Our long term goal is to purchase a mobile home park and self storage facility. We will be leveraging out SFR and MFR into that future property. So we're continuing to look for good deals to get us closer to that end goal.

Hello BP family,

     Today my wife and I closed on our first Duplex.  I have experience in mobile homes and lots, but this is our first stick-built multifamily.  We found this deal from a motivated seller online who was going into foreclosure.  We helped him avoid foreclosure, and got a great deal in the process.  Win-Win! The house has some deferred maintenance issues that we plan to fix in the coming months. We also plan on raising rents once we have the trust from our tenants that we're improving the duplex and making their home better.

   I just wanted to express my excitement with everyone here.  You guys are great and always so supportive and helpful.

     I'm working on an introduction letter, and getting the leases ready for the 2 tenants we just inherited. I'm sure there will be plenty of ups and downs, but we plan on learning and improving the whole time.

I started at 19 with Lonnie Deals (mobile Homes). I then acquired a small mobile home park which I turned around and sold on a note. I am now 25 and have my first duplex under contract. My eventual goal is to leverage several SFH and MFH into a mobile home park and self storage facility. Cheers!

     When my residual income from real estate matches my annual salary, I will then be out of the "Rat Race". At that time, I will be investing full time in real estate, and not have a "9-5" job. I will be there by my 30th birthday.

     I do agree that material things can, and will keep people running the rat race.  For me, it's more about time freedom, and that's what is most motivating.

Hello @Doron Rice. I started out doing mobile homes in the mid 2000s. I read several books by an investor named Lonnie Scruggs. He would buy the mobile homes with cash, and then sell them on terms. I would suggest looking into "Deals on Wheels" by Lonnie. Also, research the SAFE act and how it might affect mobile homes and financing them to buyers.  Happy investing!

    I attended @Scott Meyers' storage bootcamp, and it was well worth the investment. I am in Mansfield, and although I haven't owned any self storage, I have analyzed several facilities and the numbers can be great. I will own a facility in the near future, and am looking forward to your success!
