@James L. not sure on the insurance company, but below I've listed the line by line expenses for the complex that I just received. I believe owner does pay for trash. You may not have seen the trash cans/dumpsters, complex sits on 0.55 acres. Photos largely focus on the actual buildings.

2016 Expenses

Insurance - $3,696.00

Landscaping & Grounds keeping - $165.00

Property Management Fees - $425.00

Property taxes - $6,565.26

Repairs & Maintenance - $5,288.47

Utilities - $1,183.12

Total Expenses = $17,322.85/year
