My tenants communicate by text and email. If they call me, it's something important. They also have my wife's number if I am unavailable. I am a Paramedic and work 24 hour shifts, so I can't answer if I am on a call at work, and I put my phone on, "Do not disturb" mode when doing any daytime sleeping, (pretty much only the wife and my immediate work supervisor get through). If there is an emergency then, my wife will field the call when they cannot reach me and she will contact me if needed.

"A man and woman in Richmond, Virginia, were in for a big surprise when they learned the alarm clock inside their rented home was actually a hidden camera.

The couple moved into the fully furnished home in 2012, and 2 years later they sensed something just wasn’t right.

In order to play his guitar, the man would unplug the bedside alarm clock and plug in his guitar. On more than one occasion, upon returning home, he noticed the alarm clock had been returned to its original location and plugged back in to the outlet. Finally he inspected the alarm clock and learned that it contained a hidden camera and a memory card.

The owner of the home and landlord, Tomas Arnaiz, has been charged with producing obscene materials, reproducing child porn, and filming a minor.

The female tenant was under 18 years of age when the undercover filming took place. The Richmond Police Department stated that it found hours of recordings on Arnaiz’s computer.

According to wreg.com, the couple has filed a 1.3 million dollar lawsuit against Arnaiz and is alleging that they have suffered from emotional distress, anxiety and loss of sleep.

The couple claims to have been filmed while undressing and engaging in intimate and private situations. According to the couple’s attorney, Andrew Herzog, the tenants moved out the day after they discovered the hidden camera."

Donelson is OK, as long as you stay out of the Antioch zip code, but, as long as you are going out that way, I'd go to Wilson County as Mary Mayo stated. Your property tax will be much lower and the Mount Juliet area is exploding right now with growth. I am headed that way later today to look at an investment property for my in-laws.

If you are looking south of Nashville, Williamson County outside of Franklin, specifically Thompson Station area is up and coming. There is affordable property, (less than $200K in Franklin as well if you look closely). I have a condo in Franklin I picked up for around $100k and it rents well.

People with kids are flocking to Williamson County for the schools, (the County spends 70% of their budget on the school system)

I think you can do well investing in Columbia and Thompson Station. Working for Williamson County Government, I can see which areas are growing and why. Spring Hill is the only area we do not service, as they are located in both Williamson and Maury Counties and pay a private agency for their EMS.

Williamson County, as you know draws a large number of new residents through their school system, and they spend 70% of their budget on schools, (Compared to 2.5% for Public Safety which includes my department, County Fire, Sheriff, Emergency Management, and the Jail)

The county will continue to grow and draw those from Nashville/ Davidson County and other surrounding Counties. The one thing that worries me about Spring Hill is the rapid growth has reached a point that the infrastructure can no longer handle the population. There are limited routes through the city and traffic is a nightmare. I would buy in Thompson Station first as it has not yet reached it's capacity for growth, but will still draw parents who want Williamson County Schools for their children. Property there will be scarce 10-15 years from now and it is ripe for long term investment!

I am also in Franklin and work full time as a Paramedic for Williamson County. I have a rental condo here in Franklin and one in Green Hills. I am trying to grow my real estate business slowly as I am doing so with cash as a vehicle for retirement.

I was thinking about commercial real estate or a SFH for my next property. Anything where I don't deal with a HOA would add years to my life and take grey from my hair....

Welcome. I am just down the road from you in Franklin TN

I'd be interested in meeting other investors in the Nashville area. I picked up a 1.5% deal in Franklin Tennessee recently, but am well under that on my Nashville property based on todays value, (but based on what I paid back in 1984, it brings quite a bit more than 2% ). I have held onto it more for investment value than anything else due to it's location right at 21st and I-440.

I hate to get graphic here, but I can't imagine someone, especially a child creating a crap that could not be flushed in a decently maintained toilet. When I broke my arm, I was on narcotic pain medications for a few weeks and they caused constipation issues. I dropped one that felt like it ripped me open and it went down. There has to be another issue here, excessive TP or low flow toilet....

It would depend on the person renting. My sister lives in California and uses Medical Marijuana. She smokes one toke from a water pipe  once per day in the evening. When I am visiting, she does so outside as I don't want to be exposed to the smoke, (I am drug tested at work).

She smokes it inside I assume the rest of the time, and there is no smell in the house. Once run through a water pipe, it is diminished and one toke vs. 20 per cigarette and 20-40 cigarettes per day is not even in the same ball park. If it is truly someone using it for medical uses and not exploiting the law to get high all day long, I wouldn't have an issue, but that's me.
