Since the inception of the Birmingham Investor Social group, our primary objective has been to help everyone in the group to do more deals. Our aim is to make the process enjoyable and profitable for all our members.
To kick off the new year, we are trying out a deal-focused format to help our members learn and find more opportunities. If you are new to our group, this is the best way to learn. If you are experienced, this is an excellent opportunity to start the new year with a great deal.
If you have a property, listing, or wholesale deal that you think would be a good fit for an investor, bring it along with some information and handouts.
You will have one minute to present the basics of your deal, and we will have two minutes to ask follow-up questions. Our goal is to have 5-10 deals to look at and get them moving towards closing.
Our sponsors will provide food and a ticket for your first beer. Let's all close more deals in 24 hours!

If you have your provisions you would like to add, you could always use a boiler plate lease agreement and have an addendum attached to it.

There is a possible caveat that some borrowers require that you are below 75% LTV if you are requesting the drop of PMI under 5 years:
75% LTV for PMI removal when the loan is 2 to 5 years old
For loans that are between two and five years old, the PMI can be removed using the home's current market value when the loan-to-value (LTV) is 75% or less.
There is an exception to this 75% LTV guideline. Mortgage insurance may be removed when substantial improvements have been made and the loan is 2 to 5 years old.
