I would look into a few of these markets. Regulation and guest avatar varies in each but could be a good place to start searching.
1) Waco, Texas

2) Columbia, SC

3) Columbus, Georgia

4) Alabama markets

5) Branson, Missouri

6) Fort Smith, Arkansas (several in Arkansas, actually)

7) Temple, Bastrop, or Brenham, Texas

8) Shreveport, Louisiana

9) Harrisburg, Virginia

Hey Gary! I wrote the article and can confirm several in that region were close to making it. I think Branson is a great market and I have heard great things about it from several people in the area. I was pulling seasonality scores from AirDNA as one of the main factors to discover what market doesn't slow down compared to others. Branson scores a 7 on AirDNA for seasonlity when I look so I'm not sure where 84 came from. They actually have an estimated revenue of $39,600, ADR of $244.4, and 51% occupancy rate with a low median home price so it has amazing potential for investment. The regulations seem reasonable out there as well. Thanks for reading and starting the convo! I love doing these lists because there are always ones that have strong arguments to make it that don't.

Hey @Chance Lee , I personally have Airbnb and other OTA's remit all taxes to me. I have to pay state and county taxes and also do direct bookings, so I found this to be easiest for me to handle each quarter.

@Matt Schreiber I have heard amazing things about the Poconos. It is slightly underrated compared to some of the others you hear about constantly.

I don't have one there, but I have found my photographers in three ways: finding properties in the area on Instagram and seeing if they have a photographer tagged, searching hashtags for nearby major cities on Instagram, and then good ole Google. Good luck! Hopefully, someone in here is near that area who can help.

Welcome to the forums @Jon Greves! You can definitely self manage. Great suggestions in here to read Avery's books (one now and one coming soon) and about cleaning and handymen. Here would be my top tips to follow up more.
1) Find cleaners on Turno or local facebook groups. I would visit the property and let them clean it as a test run while you are there. I tried out 3 cleaners before to find the right one. You can also find handymen on FB groups or even something like Thumbtack.

2) Get a good property management software built for self-managing like Hospitable. This will be the brains of your whole operation and is a life saver even with just one property.
3)Use dynamic pricing tools like Pricelabs.

4) Depending on the budget, look into getting a second person on the team called an "inspector" (not home inspection but STR inspector) who will go in about an hour or 2 before any check-in and make sure the home is ready. Not all places can support this, but it can be a second set of eyes that you may need. It depends on how spot-on your cleaning team is.
5) Market, design, and amenities will win in the end to get bookings but customer experience will make it a long-term success.

Hey Benjamin! Welcome to the forums. I think from just briefly reading your issues I have a few questions to help me understand your goals better.
1) Would the basement be a separate STR or another bedroom/area in the main house?
2) Do you plan on self managing or getting a property manager? Do you have time and energy for an STR?
3) Is this an AirDNA projection for 40k? Is that including the basement or not?
4) What is the projection for LTR?
5) How much revenue are the top 3-5 places similar to yours doing in the area, and could you beat them with amenities, design, location, etc?

It's tough to answer because there are a lot of numbers involved. BiggerPockets has a Rental Property and Short-Term Rental calculator that you can try to see if the numbers work differently for you!
