It takes more effort, but I would put all of this into some type of cloud-based system and let your bookkeeper or bookkeeping software help handle this. Look into Baselane as an option for software.

Out of curiosity, how did you decide on these two markets? They both have some more strict STR regulations than I would be comfortable with. If a neighborhood is full of STRs, then not as scary.

That sounds like you were released from a forth coming headache. All of those issues you listed could have even more major underlying issues and if there has been this type of neglience I could imagine what else was over looked behind the walls.

Hey Sarah! Welcome to the forums. I have been hearing that Broken Bow is hard to turn a profit right now unless it's a screaming deal. It is a heavily visited area, but I believe it has become one of the more saturated markets this year. Arkansas has some gems with less competition that I would explore, and even a few other areas in Oklahoma are rising. Waco and Temple, Texas, are others gaining traction.

Hey Eric, welcome to the forums! That is a tricky question to answer without more details. Is the MTR not performing well? Do you want something even more passive? Are you in an area that MTR's do well in? What is your estimated rental revenue for LTR Vs. MTR?

A lot of people mentioned Facebook groups, and that may be the best source for what you are looking for. It's one of the few things left that Facebook crushes in. I would love to see some high-level stuff in these forums as well. Many advanced hosts here can contribute or learn from each other, even at the next level.

Hey @Peter Faulkner, that definitely is alot of red flags. I agree with everyone who mentioned self-managing (using a tool like Hospitable makes it a breeze almost with a good cleaning team/handy person). Finding a boutique property manager with references might be the best move if you don't want to self-manage! check out the book in the BiggerPockets bookstore called "Short-Term Rental, Long-Term Wealth" for the ultimate self-managing guide.

Is that net income? How did you come up with $715,000? Who manages it? Why are you selling? etc. I'm not your buyer, but I would ask those questions after reading it.
