The auto guest messaging and guest verification features from Hospitable are a game changer! One thing Airbnb and VRBO can not do is help schedule cleaning and maintenance tasks, owner accounting reports, and direct booking options that hosts need to go to next level.

I have not had that issue. I would imagine putting language in the rules about tampering or removal is a fine similar to how hotels do. But, then you get the joy of proving that the guest did that in a tampering way and not "accidentally". Is it possible to hide it some or out of reach? You can still make it known that it's in there.

People have definitely gotten smarter with the cleanup and I had the same problem in one of my units. I have a Wynd sensor in my units (mention that we have it and it's 99.9% accurate in our emails), put it in my house rules that it is a $250 fine, and have a sign small above the detector with the same language. I do a lot of direct bookings that take security deposits, but with Airbnb, they are always tough. I have not had an issue until this week on Airbnb and I'm going to use the Wynd data as evidence since there was no physical evidence so we will see. I have an ozone machine on hand, and if there is no same-day check-in, then it's easy to solve usually.

I can't wait to hear the final results and hearing you won. I'm so sorry you are dealing with something like this, as it makes absolutely no sense, given everything I've read. Let us know if any more information comes about on how they would even get this type of information and track it.

2) These are amazing tips! This is the type of information that is truly needed in our segment and will allow hosts to thrive. Every single point is spot on, and #1 is something hosts have to understand. My cleaning teams are extremely well-paid compared to other properties in the area. Saving money in the cleaning department will backfire every time.

Hope to hear how your STR does there! The data for Columbus seems very strong if you got a good deal. I find handyman on local Facebook groups in the area, and they always are exactly what I need. Live nearby, fair pricing, and recommended by locals.

I agree with all others here. Buildium is not a platform that should be managing STRs. You are competing against hosts with the tools to provide the guest experience needed. That would be like showing a BBQ battle with Bobby Flay, and you whip out baking equipment. Not exactly the right tool for the job.
