Water on site
No sewer lot is on septic
New construction ARV: $350-450k

Thanks for the mention @Nate McGee I'm glad to see my grind is not going unnoticed.

Chris,

Although I am not wholesaler extraordinaire or anything I am still more than happy to help you out any way that I can. If you haven't started listening to the podcast then I suggest you start cramming. That is such an amazing source of all types of information. TRIG is a great group but I definitely recommend joining the wholesaling mastermind group ran by Drew Hitt (look it up on meetup). He is definitely one of the major players in the area and seems to be a good guy as well. Feel free to reach out to me anytime as I am normally always working.

Gary

Ok I must admit this is not my idea but I have seen this done by a couple other people and it got such a great response I decided to do it myself for Maryland. This should be good and help start up some great networking and potential relationship building. So after you past and fill out the template for yourself please tag others to bring them in. Lets make 2016 great all over Maryland.

Copy and paste the questions below as a template to use in your introduction and feel free to add you own twist on it:

Great chance to add to your portfolio in Philly for $45k OBO. This house is actually in pretty good condition. Update the bathroom, put cabinets in the kitchen, paint, do some floor work or lay carpet and hit up the basement and your good to go! It may also need roof work though as well. Do not miss out on this opportunity! Cash or hard money only and must be able to close fast.

From what I learned in Norfolk if the current structure is taken down you have to rebuild according to current zoning. I have heard though that in some places not sure if here that if it is burnt down or knocked down by natural disaster you can rebuild the same thing that was there with no changes. Hopefully, you can get through to planning eventually.

I do not have anything in those areas right now but have some follow ups scheduled for VA Beach next week so you never know. Are they depending on bank financing?
