Man, I took a step out of my comfort zone and asked a question on here.  I'm very humbled by how little I know but at the same i think I am up for the challenge.  Again thanks for the answers.

I tell them I am new to Real estate investing and that I am looking for single family homes and any advice that they don't mind giving. 

Yes, everyone wants that and they have no reason to offer them to me a new guy.  I know they are gonna give the sweetheart deals to their select few investors.  You make a good point Bob.

The deal would be, below market value single family home.  A foreclosure or motivated seller.

I have called several brokers in my area and they seem willing to help me and send me deals to look at.  After a week I see no deals.  I'd appreciate any help.
