The specific piece of legislation. Certainly makes it more subjective as to who would qualify.

4. H.R. 1585, Fair Investment Opportunities for Professional Experts Act – Passed in House by voice vote on November 1, 2017.

Sponsored by Rep. David Schweikert, R-Ariz., co-sponsored by Rep. Carolyn Maloney, D-N.Y., and Sinema, and modified by an amendment in the nature of a substitute offered by Rep. French Hill, R-Ariz., the bill modernizes the definition of accredited investor so those who do not have a high income or high net worth but do have the education and job experience to evaluate investment risks and merits can participate in the growth of promising companies. This change will provide more Americans with greater investment opportunities and enable the businesses they invest in to create more jobs.

Had an occasion to be in Vegas a few years back and tried to set up a meeting with these people. They couldn't find a time in a 3-day span to meet so wrote them off. I suppose it is a personal thing but, am always leery of anyone dodges a face to face. Agree they have been around for a while and seem to be on the up and up but, other options available.

Looked at AHP and decided to "dip my toe" to the tune of about a grand just to see what was going on. They paid every month BUT, ran into some tax reporting issues for the state of Il. which probably will stop any more investment. Similar issues with Holdfolio so will likely stick with the guys I know for the foreseeable future. Sounds good though.

You might want to check Groundfloor. They sell fractional interest in notes for non accredited investors.

One of those where it is likely worthwhile to spend the money on a good RE attorney. To the best of my knowledge, notes on mortgages are valid until satisfied.

Recourse is acceptable. Cash reserves are small - any liquidity has been invested in mortgages.

Looking for an institutional lender that will lend to a Trust. Trust is 8 years old so seasoned, holder of several mortgages and owner of a property valued in excess of $300K. Looking for about $250K loan. Have tried a couple banks with no result. Ideas or leads?
