in addition to what was said above, don't forget your mom as an experienced real estate investor could be a good mentor to learn the ropes, she may also have some good ideas to throw at you for how to purchase from her!
just a thought - if this is your first investment are you sure you want to tackle something quite that big? Managing a rehab can be a challenge the first time or two and this one has a heck of a budget on it...If you are doing this on your own with no one with any experience helping you, you may want to consider something a bit smaller until you get your feet wet.
If your doing this with a partner with experience, have at it and definitely let us know!

in the middle of that link you will see "The Book on Investing in Real Estate with No (and Low) Money Down". Start here, but read/listen to everything else on this list (personally I Audible everything), and everything else you can get hold of, and then everything on this site, the BiggerPockets podcast, and get involved in discussions here. If your interested in investing, the first step is to learn everything you can about it so that when the time comes you have a lot of options for whats called Creative Financing. Once you have figured out your strategy then start looking at opportunities for investments and running numbers.
welcome! you may know this already but first tip: take a bit of time and read/listen to everything you can about business, real estate investing, mindset, etc. hang around these forums as much as you can and get involved! Listen to the bigger pockets podcasts (available on youtube as well), you will pick up lots of good tips and advice as well as books to read, people to follow, and more. The education never stops for real estate investors and the more you can learn while you are searching for deals the more skills you will have to close that deal (Brandon Turner's "Toolbox" analogy).
Becoming a pro member at bigger pockets provides you with a bunch more resources like unlimited calculators, access to pro only forums, webinar replays, and more so consider this as well.

if this is your first real estate deal consider something a bit smaller like a duplex. Like Brandon mentioned buy it, rent out one side and live in the other, if you do it right your still living almost expense free at that point (house hacking). Good entry point into Real Estate Investing without dealing with a lot of tenants all at once.

I'm living/investing around the Piedmont Triad area and have noticed houses are starting to go quick in this area, and for above asking price in a lot of cases. Definitely a hot market out here it seems. Always open for networking with others around here!
