Wow it's been a while since I jumped on here.  So many opinions.  Haha.  One thing I know is ones experience will always affect ones thoughts.  One investor makes huge returns in a up market while one gets hit hard in a down market. 

I own all my properties around the GTA. Not one in the city of Toronto. I get my appreciation on the ripple effect. Will the Toronto market slow down? YES. When? Not sure. All the indicators are still showing stable growth. Will it last? ???? 

Don't buy for cash flow, don't buy for appreciation. Buy for location that will provide both and give yourself the opportunity to succeed. 

I didn't buy 30+ properties all the right way but I did learn some valuable lessons along the way.

REIN has somegreat events I was a member for about 6 years. Really the only one worth listening to is Don. He is also great at reading the markets.

Get the history of the property. In Ontario if an owner buys an adjacent property in the same name the property will be converted to one title by the city and MPAC. Perhaps the seller bought one before the other.

A couple of points. 

There are many Discount Brokerages that you could join for merely a couple $100s a year. YOU ALWAYS GET WHAT YOU PAY FOR. 

Just to be licensed in Ontario in cost me over $2,500 a yr for insurance and other professional fees (excluding desk fees).

You also have 18 months to complete the exams, then 12 months to join a brokerage, then 24 months to complete the last set of exams.

Note: As of April 1, 2016 The rules of becoming an agent are changing.
