@Miles Stanley I recommend glue down vinyl plank. Looks like wood and waterproof. It’s the easiest to repair out of everything out there. Just buy yourself a few boxes to have for replacement so it matches correctly. When one gets damaged and in a rental it’s just a matter of when all you have to do is pull up that one piece and replace it. No one has talked about it but with a floating vinyl plank the proper way to repair is pull it out all the way up to the damaged spot and reinstall it. Trying to do that without damaging anything is almost impossible. Yes it can be cut out and put back in but it never looks the same and it isn’t the proper way. All the companies that offer the lifetime warranty that everyone has suggested if for the product. You still have to pay someone to do the work unless you can do it yourself. Just my opinion on it. I would talk to the contractor in charge and talk to the subs. Tell them both you will be paying the subs directly so you know they will get the money but you want to see their contract. Deduct that from the money you owe the contractor and see if you can get back in track that way. That’s a start, I’m sure there will be more money issues to come with him. I am a firm believer to not pay any money upfront, especially if it’s labor only. If they can’t afford a few weeks of paying for labor then they shouldn’t be in business.

Do you mean in the shower or the whole bathroom? Yes moisture resistant drywall is beneficial in the bathroom. For the shower I would use some type of concrete board(several brands out there) and waterproof it. You can waterproof it yourself if you don’t want to pay someone to do it. There are even better options out there like the Kerdi system but I’m assuming you are trying to save money.

@Ohad Aharon I have used ram jack and alpha foundations in the past. Both did a good job, they each have advantages depending on the situation and lifetime warranties. Should be able to make a quick 10-15% on your money. If your numbers are right and you have good guys in place I would do it. Try taking them down on the price, that way it will give you a little buffer.

Depending on the size of the panel, and what else you need upgraded it will probably be around $1,000-1500.00

That is to hard for us to tell what is getting done. Tile floor. Is it going Over wood or concrete? Is the floor level? How much prep work needs to get done?For the vanity install, Are they removing the old one? Connecting all new plumbing? Is there going to be any trimwork involved for either one? Remove baseboards or install shoe after tile? There are a bunch of questions that could be asked. Also what is his hourly rate? $30 or $75 per hour that would make a difference.

If those two comps you have of the 2 two bedroom properties are good ones the. Then your property should be worth more than what you are saying. Remember you need to compare apples to apples, you are realtor so I’m assuming you know what comps can be used. That property should be worth around $114k using the average price per/sqft of the comps you have. I would do that deal all day. Plus you make commission buying it and reselling. If you bring the buyer in then that’s another bonus.
