Scenario 1 is great. 7 months prepaid is great. On month 8 if he is late start eviction and it's like every other tenant. At least you know for 7 months its impossible for him to be late.

I just allowed a pet for the first time. It makes me a little nervous though even with the pet fee. There is just so much that can go wrong but I agree, it opens up a lot more renters. We have turned down a few renters before we eventually decided to allow it.

I see the point of enforcing a lease and I would agree if it was half way into the lease or even 3/4 of the way, but with one month it's not a huge difference. I would much rather have the tenants leave on what they feel are good terms though. Good word of mouth can go a long ways and possible help you in the end.

It's only a month. You are going to have to re rent in a month anyways. You can give them a hard time or you can move on. Maybe find out why they are moving. That could tell you what actions to take right there. If you work with them, maybe they in the future would refer someone.

I am currently stationed in Okinawa Japan but will be moving back to the states in the next 30-60 days. When I get back I would like to oversee my own property. How do I go about taking back control of my property? What is the most ethical way to do this, because honestly I do not want to screw the property manager and I want to entitle him to his fair earning since he has found the renters on the current lease. Do I need to wait until the lease is up or is the another way to go about this? Any help would be appreciated. Thanks.

I think that's way to much in renovations. Try and find something in the same ballpark price range with half the renovation cost, then do away with the property manager. I do not think trying to make it work is a good strategy.
