I agree with most of the posts here. I think long term Houston will do great. If you are a buy and hold investor and have a long term outlook you need not worry about where prices will be 6 month down the line. If prices do fall further, I'll just buy more.

I too am wondering if the oil prices will have any effect on housing in the short term. Long term though I think it should be ok.
I'm looking for buy and hold properties in Houston as well. If prices do fall in the area I think that will just create more buying opportunity.

I'm a real estate investor from Irvine. I invest in buy and holds out of state mainly because I cannot find good cash flowing properties in CA.
I've considered investing in Bakersfield. But real estate has appreciated quite in a bit in past couple of years. I'm having a hard time find any good deals in Bakersfield. What sort of cap rates are you seeing there?

Welcome to BP @Wayne Tam. I bought rental properties in Gilbert a few years back and they are cash flowing very nicely. But I find it almost impossible to find properties with good cash flow in Gilbert/Chandler anymore. I don't want to discourage you and I hope you find the property your looking for.

I've been looking at homeunion.com for a while now. I think their numbers are way off. I would suggest you do your own due diligence to make sure that you will actually get the cash flow that they claim. In my research I found that the rents they claim were inflated and expenses were under estimated. Plus they do not have budget for vacancy and repairs. At the end do your own research and make sure the numbers make sense. I guess that applies for any property you buy.

I don't know about the Bay Area. But down in Orange County it is not slowing down. It may have flattened a bit. But not seeing price cuts like you said.

@Qemal Shaholli Welcome to BP. This is great place to network with like minded investors and learn more about real estate investing.
What you said is the most common concern I see from CA investors. Not being able to find good cash flow properties. I agree CA is not the best place to find great cash flow properties. I'm primarily investing out of State. I've done some deals in AZ in the past and considering TX and midwest now.

Welcome to BP @Nicolas R. . BP is a great place to find lot of useful information and network with like minded individuals.
Personally I find it much harder to find great cash flowing properties in SoCal. I primarily invest in buy and hold out of state.
It'll be nice to rehab/flip in soCal and use the profits to invest in cash flow properties out of state.
There were a lot of deals in Inland Empire about 2 years ago. But those are drying up too. You could still get some distressed property there and fix it up. I agree that the most important thing is to form a good team.
