@Todd Fithian it's super handy to have on my phone if i'm at Lowe's or something. and it's free for what i'm doing with it.

For anyone interested, here's an after shot after painting the cabinets white. Makes a huge difference. I may replace the island at some point, but since the painting, no one has brought it up. Really opens up the room.

Repair costs in SF are absurd, and if you don't have cash flow you're coming out of pocket every time something goes wrong with your units. That sounds like a money pit to me. If you don't have a ton of cash reserves, I would advise to find a place that can cover its costs on its own. (a deal). If you make google money and can float it for a few years, you might come out ahead on appreciation, but that's a huge risk to take IMHO.

@Mark Kelley Np. I never owned in Five Points, and the place I did live in got torn down for a new McMansion neighborhood 20 years ago. I do love the area though. I live in SF and invest in Raleigh, with the goal to get to a place where I can do what you did with your kids. Great fathering there. ;) I have a little whippersnapper and working on a second.

@Dawn Brenengen I agree that it's hideous, but I have a tenant that is fine with it if I paint, so I'll let it ride. I have a cabinet specialist painting it tomorrow. It's in Delta Ridge. Somewhat student-y, but hopefully more Rex-y. Sorry I missed you at the meetup btw. I was working on this place!

@Mark Kelley In your situation, I like to revisit my ultimate goal and work backwards. Are they helping you get there or could that money be doing more? Are they "on plan"? I used to live in Five Points, and personally, I'd be super happy to have some cash flowing units in that area.  :)

@Kyle C. Good note, but I just closed on this place 2 days ago and have a decent amount of interest already. My first payment isn't due until September, so this is my best window to take care of the kitchen without heavy vacancy costs. Most applicants are looking to move in August 1, so I have the rest of July and still come out ahead by a month, which might even pay for most of this fix! Better than trying to squeeze it in between tenants IMHO.

Also, I must've been looking at overpriced granite at first because looking again, you can get it for $35 per sqft or so, so I'm probably going to go with that. Somehow even cheaper than the butcher block.
