@Mark Shafer @Dawn Brenengen I'm curious what other investors in the area consider a deal. What is a reasonable expectation for cash flow on a unit in the mentioned sub $200k range, for instance?

@James Crosby yeah, I'm investing from San Francisco. The prices here are ridonkulous, and I'm from the Raleigh/Cary area, so I know it well. Property tax on a normal house near me is $20k a year. In Raleigh, that's practically a down payment on another property. I also have people I can trust in the area.

Welcome, @James Crosby! I'm also a buy and hold investor in the Raleigh area (mostly west/nw/cary). I agree that good deals are few and far between lately. I haven't tried wholesalers yet though...

It's like any other profession. The bigger, louder voices are the ones that everyone hears, but you can be effective by just being good at what you do, and you will find plenty of like minded people. I have always been pretty introverted, but I block it out by staying goal oriented and focusing on the task at hand. Also, I find I'm generally communicating with my team or tenants a majority of the time, and these are people I've hand picked. Unless you're getting into the guru racket, you'll be fine. ;)

Welcome, Benton! I'm on the west coast, but from Raleigh and I do buy and hold investing there. Been trying to time a trip home to overlap with one of those meet ups. Maybe I'll meet some of you one of these times. :)

@Kyle Doney I think it would have had to have been invested in directly by the 401k for it to be able to take any of that back as tax sheltered profit. The loan is just cash that needs to be paid back with interest. If I'm understanding your question right.

I agree with @Dawn Brenengen. I keep trying to get deals there and can't find them. I went to grade school there before they built Cary Parkway. I've seen nothing but growth there in the last 30 years, and it  continues to look that way every time I visit.

Looks like Paypal decided to pull out of Charlotte over HB2. Hope this gets the reversal going.
