It could have two vacant units for two months during the winter with minor repairs needed.

It costs 800 per year in Ca to have a llc. If you ever refinance, you will just have to take it out of your llc then put in back in llc.  You could always increase your liability on your home insurance to 500k instead of forming a llc.

I am selling a duplex for 195k that gets 2880 per month in rent. It is section 8 rented. The duplex is in the 95815 zip code. If your looking for some good cash flow in a hard in the hard to find cash flow state of CA, then email me. This is not a duplex where you can fix and flip it. It doesn't need work.

Most states are greener than CA because of the drought. The one bummer about texas is that real estate taxes are 3% of the homes value. Insurance is expensive also.  St Louis, Kansas City and Toledo are great cash flow markets.

Mortgage rates definitely helped the price appreciation in CA. We will all have to look back at this thread in a couple years when rates are higher  and when we are talking about how home values are declining.

This home was rented at 550 per month to long term tenants. If a person puts in new flooring throughout the house, paints it and cleans up the place, they could easily get 600 per month in rent. Only 10k and you can own a house. I am also open to owner financing to the right buyer. I have a 6 month old video of the house at www.ihavewholesalehomes.com

I have a good experience with a Hannah robie in Kansas city. I used a different pm right before her but I needed to change because the prior manager never called back so I thought something happened to them.
