Hi @Dan DiFilippo,

Thank you for the very detailed and informative reply!
This makes a lot of sense to me. Really appreciate it!!

Currently we invest near Charlotte and suburbs. We have built a team to work with us from wholesalers, lenders, realtors and contractors. Only problem to invest in other places is to build a team ground up. Just wondering which places near Charlotte will support this migration trend.

Economy shrank at an unprecedented 32% annualized rate in the second quarter - the fastest pace on record and comparable only to events such as the demobilization following World War II in its severity.

But, single family residential prices are still going up. Where do you think the market is headed, especially in Charlotte and suburbs? What strategies you are following to ride the market out, if there is any crash?

Hi,

We came across few tax foreclosure sales in Charlotte area. We have good experience with BRRR investing in Charlotte and suburbs, but we have never done any foreclosures yet. Please let us know if you can share your experience with tax foreclosure process in Charlotte/neighboring areas. Appreciate it!

In some of the forum posts there is mention about unemployment numbers - thought of providing these links for quick reference - US  Unemployment numbers by State :

Hi @Chris L,

We also are from NY and invest in Charlotte area. I saw that you were looking for good portfolio lenders to lend on name of your LLC. Hope you could find a good lender suiting your purpose. Can you please share information on the lenders you worked with ? Thanks!

Thank you for your inputs, @Daniel Molina@Eric Johnson! Yes, hoping for liquidity to resume soon..

Can you please let me know if you know any good lenders who will do blanket loans in Charlotte area? We own a good amount of rentals and have a good experience in investing in Charlotte area.

Hello fellow investors,

We have been investing single family homes in Charlotte and nearby areas. The lenders we were working with, are currently asking for more than 30% down payment because of their concern over the COVID situation, and they offer only 65% cash-out refi.  We could not go with conventional option because of debt to income ratio, resulting from our multiple real estate investments.
Are you facing the same issue? Is there anyone lending with good terms on non-conventional options ?

Thanks Shaun! They have tightened giving any loans now. We are waiting for things to get to a little bit of normalcy. If you have any experience with buying lots and building, please PM me.
