Hire a Structural Engineer. I am in Pittsburgh and the one I used is $90.00 an hour. It shouldn't take long for him to decide what to do, provide you with a report and perhaps a drawing. An inspector is good but the engineer will carry more weight.
You can't go wrong with the engineer IMO because they will give you the exact requirements to fix the problem. Your contractor will then have a scope and know what needs done. Everyone on the same page and the project fixed.

I have had some luck with Craigslist. The key to any marketing progran is to be consistent in your efforts. The number one thing is to run your ad for a length of time that will give you a good idea as to its effectiveness. Dily or weekly publications I go at least 3 months, quarterlys may take a year. Experiment with maybe a Sunday ad in the real estate section.
As everyone else said record results. I use a lead sheet that helps me to get all the information I need. You can taylor one to meet your exact needs. I think I will post it on the forms section. If you run mulitple ads or ads in different publications recording the results will help difine what works. I like to purchase pre paid phones for $20 each. I will run ads with different wording and see which one pulls better. The phones last a while because I call everyone back from my main phone.

If you are spending more than $2500 at the time have the Pro Desk at Home Depot run you purchase through the "BID ROOM". Then everything you get that week after $2500 will be discounted as well. Lowes offers a similar service.

The thing that kills me is that some people do not see the real value of the sharks. They would rather have 100% of $100K than 10% of $50M. Give me the money and let me prsue my next idea.

I am located in Penn Hills. One thing to consider is the cost of adding utilities to the site and site work. To get the most money for each building lot you will want them available. I would be willing to help you in any way. Feel free to contact me. Your venture could be a profitable one if the land is in the right area. You know 5 acres in peters township is alot more desirable that 5 acres in aliquippa. Also you may benefit from encroaching development if there is building going on near you. Look for the builder/developer and wholesale the land.

I am new to wholesaling. I have located propoerties for investors in the past on an informal basis.
I have read alot of books and forums to gain information. I am ready to begin my marketing and generate leads. I am a contractor and it took a lot of learning to deal with customers. I am sure this is the same. Here is the approach I hope to take. Please provide constructive critcism.
When I contact home owners about purchasing their property I want to be straight with them while not giving up to much information. My plan is to make an offer on the property and ask for the longest term possible, minimum 90 days.
When asked I will explain the time is used to perform due diligence and arrange financing, or allow aanother investor I work with to make the purchase. Either way I do all the work and the home owner sales the home without using an agent and pays no commission.
Hand them the option fee and and the assingable option contract and pen.

As long as you can still deny for other reasons credit, job history, who cares? It is not like they will have 650 credit and a job history after doing a couple years in jail.

Sorry if I came off like a turd. I deal with investors daily. It is the hacks that give me nightmares. I can spend four hours fixing a job the should have only taken two to do it right. I wish you the best of luck.

When you don't deal with professionls the result can be a real pain in the butt. I am not saying that hiring a handyman or a laborer cannot work out. I have seen a great deal of stupidity from both sides. When you hire someone who is not insured or licensed to do anything you are gambling with your entire future.
If they get hurt you are liable, period. Cut a finger with circular saw, step wrong on stairs and break an ankle you pay.
Is your accountant a CPA or a guy with Quickbooks? Do you have a good Attorney pr did you look for a REal Estate Paralegel? I repair more jobs from three toothed bubba's that think because they built a shed once they are rehab contractors.
Your contractor is part of your investment. Look at him or her as such. Think about the numbers how can a guy charge $10 an hour and have the tools, insurance and experience to get the job done right? I have over $50,000 of equipment and every job I think it would sure be nice to have a "______".
