I have 30 to 40 units and I use rentredi.  I like most things about it.  The repair request was pretty basic so we use podio to track tenant requested repairs.  Other than that, it works well for us and it is very reasonably priced. 

Hope to see some old friends and meet a few new investors at tonight's meetup!

I used to do inspections in Bakersfield. Many of the older buildings had major issues with deferred maintenance and would require a significant CapEx investment early on.

You can tell good areas from bad from using google street view.  

Generally the west side units were much nicer but the price usually reflects that.  The older units in Oildale, or the East Bakersfield generally needed a lot of work. 

I used to like the idea of investing in Bakersfield as logistic jobs were growing fast but the tariffs add uncertainty.  Oil used to be a big part of the economy but California is moving to shut that down. It is definitely uncertain times.

I am looking for a lender that works with rural properties in California.  The property I am trying to refinance is in town, and in a neighborhood and just up the road from the regional hospital but I guess the local population is low enough that it is considered rural for some lenders.  

I am hoping for recommendations of lenders that lend in rural areas like this.
