I’ve been working this weekend with an agent from the New Western Tampa office.
He is very high pressure. They want a non refundable escrow of $7,500 and no inspection period. I obviously need some time to do due diligence and have an inspection.
He also had a contractor get on the phone and bid the rehab right after the showing. That was kinda convenient but also kinda weird for me.
I saw the house on Friday. All day Saturday this guy was trying to get me sign to a contract and wire over escrow.
Any opinions or suggestions on how to handle this? I am pretty interested in the house. It would be my first flip.

I don't see very many investor meetings in the Bradenton, FL area.
I would like to set up a meeting a Motorworks Brewing or something similar.

I did not consider doors and windows but I did think about the others you just mentioned. I was estimating this at 50k. Probably closer to 65k.

I know it needs a new roof. Is $9,000 a reasonable estimate for that? The house is about 1600sqft.
It obviously needs paint. $4,000?
Carpet for 4 bedrooms $2,500.
Tile flooring in kitchen, living area and bathroom. $4,000.
Appliances $2,500;
Dumpster. $1,000.
Demo. I'd like to try to do the majority of it myself.
Two new bathrooms and a kitchen. I'm not sure what to estimate for those.
