@Jim Kalish if you're with SECU you can get a HELOC on an investment property. They only go 65% LTV, but the rate is 2.75% right now! Good Luck!

@Eron A. They will not. Real Estate will not be cheaper a year from now. It might not continue to appreciate at 14%, but it will continue to appreciate. So do your homework and buy smart, but don’t think the prices will go down by waiting.

@Chris Hicks I agree with the majority here, that say 1% is a suggestion and it really requires a deeper dive to see if something is a worthwhile investment. So let’s look at it this way, if you sold now and cashed out, how fast could you turn around and buy another rental that achieves the 1% rule & makes more than $300/mo? You might find that, it is wayyy harder and riskier than just keeping your place as a rental at .8%

@Grayson Miller I’d call their bluff. They’d have to get an attorney too. I wouldn’t let them know your intentions and just follow the lease as it reads. If they do leave the place in a bad way and you feel you can justify keeping the security deposit to cover the expenses they caused, then keep it and make them take you to court to try to prove why they deserve it back. A judge could rule either way on a situation like that. I’m in Apex, reach out if you want to bounce ideas around. Good Luck!

@Nathan Ennis I've had great luck with SECU. The terms are better on your "personal" home but I've gotten them on rentals as well! The catch is rentals can only go to 65%LTV Good luck!

I love the idea of creating a MHP out of it. But I would be shooting for more like 20-25 mh for 5 acres... the wells & septics will need to be factored in. That might limit how big the park can be. That’s exciting! Good Luck!

@Joe Duimstra have you tried to get funding for a construction to perm loan? They’d only focus on the building of a house on the property...the rest of the property you could do what you want with.

@Winny Wen in the Raleigh-Durham market, you'd be lucky to get a .5% on a 400k house. But if you have 400k, you could make a ton of money investing in NC at a lower price point. Or a STR on the NC coast or mountains would be great for $400k.
