@Charles Tucker Kimbrough this is incredible. I also graduated in 2020 and high-tailed it to Atlanta. I have an incredible interest in owning a portfolio made of short-term rentals and long terms to offset the higher risk of short terms. I would absolutely love to hear more about how you went from your first deal to where you are now man!

I’ve had luck with wholesaling land via text—BatchLeads to be specific. Haven’t tried it for properties. That is probably the best bang for your buck as far as time is concerned. You can send out 300 texts inside of 30 seconds and that is not an exaggeration. Give it a go man! @William Palomino

Mine only allowed you to rent it out for two years and then you went back to the bottom of the waitlist causing the unit to just be sitting there vacant. The uncertainty in the market, current prices in Atlanta, and this being your first investment if your condo building has strict rules house hacking would be the most lucrative. @Marlon Daniel So I'm a little green when it comes to short-term rentals but it seems like a good Facebook group to peruse would be Airbnb Hosts Home Owners/Renters and Cleaners of Atlanta Georgia. Hi @Amir B. is this your first time investing? @Mitch Messer makes some great points. Condos could be a good investment, but so could single and multi-families here.
