Quote from @Cody Foran:
Hi Cody,
I'm a small private investor and currently have around $50,000 available to lend. I'm looking to work with borrowers like you who have a proven track record, creditworthiness, and a clear exit strategy or business plan. I’m especially interested in short-term, real estate–backed loans such as yours where the property serves as collateral.
If you can demonstrate a solid deal structure—I’d love to start a conversation and learn more about your projects. Please feel free to send me a direct message.
Looking forward to connecting to hear more.

Agreed, Dawn and Frankie. And let's not forget about the great relationships that can be established for investors who might be looking for flexible lending on more projects in the future.
In private lending, relationships matter.
Borrowers who build trust with reliable private lenders can, get repeat funding quickly, negotiate better terms over time, and bypass the hassle of reapplying with new paperwork each time. It becomes a partnership model rather than a rigid bank process.

Hi everyone,
I’m new to BiggerPockets and excited to connect with experienced real estate investors here. I’m exploring private money lending as a way to generate steady, secured returns while supporting reputable investors with solid projects.
I currently have around $50,000 available to lend and am looking to work with borrowers who have a proven track record, creditworthiness, and a clear exit strategy or business plan. I’m especially interested in short-term, real estate–backed loans such as fix-and-flip, bridge, or rehab funding opportunities where the property serves as collateral.
My goal is to start small, learn the process, and build long-term relationships with reliable investors. I’m open to connecting with professionals who value transparency, good communication, and win–win partnerships.
If you’re an experienced investor who occasionally needs flexible, quick capital—and you can demonstrate a solid deal structure—I’d love to start a conversation and learn more about your projects.
Looking forward to connecting and learning from this community.
