do people use discounted cashflow approach to get present value for subject property or just use recent comps? wondering which method will be more useful?

@Vaughn Smith unfortunately my policy doesn't cover tenant losses, I have been trying to get them whatever is available thru the town but still won't cover their loss

@Dennis Yosco I am in similar situation as @Stefanie R. and have been looking mostly in hudson county and JC seems to have the lowest property tax, was looking at McGuinley Sq and Greenville neighborhoods but seems little more sketch than preferred wondering if I should expand search to those areas you mentioned Kearny and Belleville, would you say they are comparable neighborhoods?
