Welcome to the BP family @Matthew Krump.
Make sure to read the how to guides under the learn tab for screening tenants if you are going to manage yourself. Even if you not they are still good reads. Good luck

Go to your local REI groups and listen. It will take some time, find the person you want to emulate then do what you need to do to shadow them. Just make sure it is who you want and not the first apple off the tree.
Welcome to the BP Family @Mark Simpson.
This site is full of good information. I currently own a house on the Kitsap Peninsula. I am also stationed in USN in Yokosuka. This brings up different challenges that most non military members can't fathom. There are some drawbacks to being an REI and active duty, but there are also many positives as well. different opportunities that we have. Keep the education going and let me know if you need anything.

Yes I have considered partnerships but need to really have a solid relationship developed first. This is a team sport but having the right team to speed up the timeline is definitely something I am looking for but not planning on. It will happen if and when it happens.
what is the BRRR method?

I am also in the military stationed in Yokosuka. These are some of the additional challenges and benefits we have as a military member. If you have any questions feel free to shoot me an email.

Welcome to the BP Family @Luke Robins
There are many avenues to finding real estate property, the key is not finding the property but making the right deal for the property. Any property can be a winner with the right deal in place.
You also need to identify to yourself and your team what exactly you are looking for in a property and run the numbers to ensure it works and meets your goals.
My advice is to start with the ultimate beginners guide to REI, read the blogs, listen to the podcast, set up keywords alerts and most importantly look for a local REI group in your area.
Good Luck
