Gentlemen,

If you do come up with something please let me know.  I am trying to create the same type of spreadsheet so that I can track my overall portfolio.  What I am finding difficult is trying to track my properties and there income along with my debts/loans.  I have multiple loans out for the purchase of multiple properties.  Say I took out a 401(k) loan to use as down payments on multiple properties so I need to track that loan as debt against those properties. 

Let me know if you come up with something.

I would like to sell my flip property myself (FSBO). Is there anything that I need to know beforehand? Wasn't sure if there was any laws that I needed follow.

So I am looking to purchase a student rental duplex in my local college town.  I am being told by the mortgage company that I need flood insurance. I have gotten a couple quotes and it is in the range from $3800/yr to $4500/yr. This is outrageous! This is going to kill my NOI if I can't figure something else out in regards to the insurance. Does anyone have any suggestions?

Does anyone no of a good paint sprayer? I'm looking for a sprayer to paint the interior of my flip properties and rentals. I saw that the Graco X5 was one of the top sprayers but when I read the reviews I saw a lot of the reviews that said it broke after only one use.
