A similar question came up in the AZ REIA meeting recently. One thing that was suggested was a highly connected house. High speed internet, nest thermostat, ring doorbell, etc.

Yes through Easy Street, though I know them as Relocation Reps:  http://www.relocationrepspm.com/ via a recommendation from another turnkey company in Memphis that I've done a lot of business with.  I'm actually in the process of buying my second property from Relocation Reps, so I guess my experience with them wasn't too bad!  ;)

6 doors.  3 in Phoenix (where I live.)  2 in Memphis.  1 in Davenport.

I recently bought in Davenport with pretty good success.  (Netting about $3600/year on $20k down.)  I am a bit worried that Illinois issues will jump across the river and effect the Iowa economy.

Bill, the AZREIA is my next stop.  Thought I'd give BP a try and see what they came up with though.  :)

I'm looking for recommendation for a real-estate savvy cpa.  I currently have 6 rentals in 3 states, and a number of other complicating/mitigating factors.  I believe my current accountant is just not knowledgeable enough to help us minimize our taxes through optimal use of tax law, structures, etc.  I am in Chandler, so  SE Phoenix area would be preferred.  Thanks much!
