@Jean Bolger Thank you for the response. I am looking at a 3plex in that area and saw Trulia's reported crime map that there is still a pocket of red on the blocks surrounding Federal from 26th to 27th and that was making me feel wary of the area despite driving around and thinking it looked okay.

@Bill S. with a 450K purchase price, what monthly rent would you expect if you were to feel comfortable paying that much? Just curious about your opinion
@Jean Bolger why is east of federal a bad area in the highlands? Was that in the past or would you still call it true today?

@Krystian Sosinski a black swan event is so named because you never saw it coming. Just because we dont have the characteristics of the previous downturn doesn't mean we are crashproof. Before 2009, people may have wondered why are home prices so high, but they likely weren't able to point the finger at lending practices and say that it would cause a downturn of that magnitude with certainty.
@Stan Hill Be thankful you are in that kind of market. In Denver, less than 1% is common to see.

@Darius Falahkhir welcome to BP. I am a first time investor myself looking to do the same thing you are. Although Denver is no west coast in scale, it is like it in kind so I have been facing the same problems you have. Everybody on here says there are deals to find in your local area. I have been looking hard but no deals yet.
I will give you the same advice I tell myself. Be patient and keep listening to the podcasts to learn more

Could anybody answer if the tax law changes with regards to percent taxed of profit if you are owner occupied v. pure investment property?

@Dan Mackin thanks for the info about garbage being rolled up into property taxes. I didnt know that.
I have never owned a home, but I was looking at the BP rental property calculator and wasnt sure how to estimate some costs. Would you have any ballpark estimates for electrical/water/sewage for multi-family units in the Denver area (assuming I cant pass those onto a tenant)?
