 Eh, Maybe ! Depends on the house you have & the location it's in. Who will the rental attract? I personally would if I am renting a nice 3/2 or 4/2 in grovetown close to the military base that rents for 1300-1400 to a captin or officer at fort Gordon. Those amenities may very well be expected by that class of tenant in that price range & location. If I am renting a 1400 house Id probably expect a pool . My expectation may be much different if I'm looking for a 850-900 rental in pepperidge .

I don't personally own any student rentals. However Augusta University (formerly GRU)  does have Plans for big growth. Which I could definitely see an even higher demand for more student housing. Most of the students that attend are local kids who live in Augusta & stay at home with mommy and daddy & drive to school.

 From my understanding they (Augusta University) Have plans To target foreign & out of state students (who won't have the luxury of staying with family.) Increasing the need for student housing.

Welcome @Chris Russell

I currently reside & Invest in Augusta Ga . The areas you choose to invest depends heavily on what you're looking for . We do have some of what @Ben Leybovich may call, Pigs ! In south augusta that investors will normally look to be all in at 35k on a 3/1 and rent on section 8 for 700$ .

Head over to Columbia county & you're in a much different ball game . Very desirable , safe, with Great schools! It will defiantly have ease of management w less turnover.

Noah Utne with Auben is a great guy! Same with Jim Hadden ! Defiantly two guys who will help you as much as they can . feel free to PM we can go more into detail on any questions you have .
