@Rachel Foster

So this will be my first STR property and the reason I'm interested in this property is because it's in the busiest part of Arizona and it's 3 miles from my work I currently drive 51 miles one way to work so I plan to Airbnb the property for the busy season and the rest of the time I will be living in it because it's very close to work.

OMG congrats that’s amazing! What is the evolve algorithm? What was it having you charge per night if you don’t mind me asking? Also I agree having one steady person is awesome! How did you find her through Airbnb? And how many bedrooms is the place?

@Lauren Kormylo

I currently have 2 LTR in Arizona and wanted to give Airbnb a shot. Have a buddy that makes 20K just in Feb and March so that covers entire mortgage for the year pretty much but I got it to be closer to work and if it can make me 40K then heck ya. I say give it a try the way I looked at it was I can just get another LTR out of it

@Lauren Kormylo

Yes. I will be living in it during the off months because I currently live very far from work and this condo is only 3 miles from my work so that’s what I will be doing.

I am in process of buying the condo already I have read the HOA and CC&Rs and the complex allows STR. So I'm good there. If you don't mind me asking how was your profit from January-April? And why are you changing to December-April? More profit?? And on average how many nights per month were you renting out?
