I don't think it's about requirements for the short plat. It's more about that you have to have either different parcel numbers or some kind of recorded agreement with the buyer that you can continue to subdivide and they won't claim the ownership of the rest of the land.

Will post on this thread if I find the solution, unless somebody answers here.

@Albert Bui Nope, that's too simple. Remember, we never look for simple ways :D

The situation that I'm inquiring about will arise when we buy a flip with hard money, do a rehab and want to sell the house without waiting for subdivision to go through (rental with hard money won't work and we are not interested to refinance either).

@John Patterson Thank you! But without legal subdivision we will still have one parcel number. Therefore, the sale will affect this parcel. Maybe as part of the sale some agreement can be recorded that specifies that the second tract will be for us to keep when short plat is finished? Lease with option to buy won't work in our case.

Here is the scenario: We have a house with a big chunk of land. The goal is to subdivide the land, sell the house with only part of the land and keep the remaining. At the same time we don't want to wait while subdivision is approved (can take 1-1.5 years here). So, ideally we would sell the house to a retail buyer with some kind of agreement that only certain amount of land will belong to the house and we will be working to subdivide the land.

Has anybody done something like this? How did you structure it?

It still depends :) We usually project $160-170 per sq ft, but it can go much higher depending on the lot elevation and other things related to the land. If we can use a tract builder the price goes way down. It's much easier to estimate if you can provide an address for the lot you want to build on.
