That assumes that you are actually going to rent the house and keep it in respectable shape (*cough* unlike the out of towners *cough*)

@Michelle Walker Did you knock on the door and say Hi! my name is Michelle I just bought this home and wanted to introduce myself and see if there was anything that you needed! (Hopefully they introduce themselves now but if not) What is your name? Great *NAME*! Well I would like to schedule a time to come back and go through the house to see what I can fix or update for you to make sure we are both happy in this time of transition. Would *DAY1* at *TIME1* or *DAY2* at *TIME2* work best for you? Great I will see you *DAY* at *TIME* and if there is anything that you can think of between now and then that you know needs to be fixed go ahead and write it down and give it to me on *DAY* so that I can have someone take a look at it right away. Well it was great talking to you *NAME* I will get out of your way but here is my contact number if you need anything in between now and *DAY*.

Are you knowledgeable enough about what investors do to be an agent for an investor? Do you enjoy what investors do enough to keep learning and adapting in that field and market? If both those answers are YES then the last questions would be can you hustle and how long can you maintain that hustle? Instead of an offer on 1 - 100k house getting you 3k you are going have to put in 5 - 20k offers to make that same 3k. As you will find, offers come with problems so the more offers, the more problems and in the above equation that doesn't lead to more money.
