Hello @Mark C. , I too currently live in the UAE. I live in Abu Dhabi and run my real estate investing business from over here. I invest in non performing notes. I am glad that our sandbox population is growing on BiggerPockets

I have run across several "Private Lenders" claiming to offer financing for notes. However none of them are offering anything special. Some are offering finance higher than hard money terms. Others want to be so deep into your business that you dont seem to have any control. As @Doug Smith stated, it is probably best to start with smaller investors and work your way up.

I would like to thank everybody for the renewed post. However many things have changed. I have moved beyond just reading. I have moved into evaluating and looking to buy. I have even made contact with local banks, credit unions, hedge funds,and private sellers. I have also become very knowledgeable in the laws of different states including my own (Georgia).

Bill I dont know why you continue to down new note investors. I am sure that when you started you were new and had to learn. That is all I am trying to do. Whether I learn through those who have done it or learn by doing on my own I am still going to learn. I however would prefer the knowledge of those who have gone before me.

@Rick H. Thanks for yoru words of encouragement. I will continue to persevere and see this note business to the end. I am actually working on my first deal now. I am not sure where it will go only because the seller is being difficult with the papers. Also I looked into Gordon Moss's book last week and based on your recommendation I will probably go back and purchase it.

@Account Closed Iam also looking into multiple servicers, but mostly I am asking other note investors for recommendations and then I go from there.

I am reviving this post to get some clarity on this. I am in the process of purchasing some notes and right now I am builfding my team so I can correctly go about this. I have contacted several law firms who deal in real estate law especially title and proper due diligence. Also I am looking to connect with Real Estate Agents/Brokers who are familiar with the area who can give me comps, BPO's and quick sale prices. Am I on the right track or would you recommend something else.

Thank You @Samuel Ksiazkieicz , I am familiar with FCI and will also research Madison. I wanted a servicer who can benefit not only me but any loan I place with them. I know some providers do not report to the borrowers credit.

Thank You Dion, right now all I have is the basic information such as Loan origination date, loan maturity, and date of last payment, loan original balance, UPB, some of them have a BPO. All come with an asking price but I am sure it is negotiable.

I have sought the assistance of people who knpw the business but have not come up with someone who can give me the right advice. Others have told me I need to buy home study courses. I am lost in my search right now. I would be willing to partner with the right person, as long as they could teach me.

I have been studying several notes I have recieved in my email. Most of them are non performing 1st. Could someone who is familiar with working with non performing 1st please help me in how to properly conduct the due diligence for these notes.
