Just got off the phone with one of their associates and at first I was not told about the upfront cost. Then I was hit with a 13500 sales pitch. When I questioned what that was for he said oh It seems like you wouldnt be able to afford this anyway. He then said this program wouldnt be a good fit for you. He was extremely rude and I wouldnt do business with them just based off his attitude. This is the same model as do hard money and I cant find anybody who has said anything positive about any of them.

I buy Discounted Mortgage Notes and use the information I've gotten from a Guru to see if there is an overage that I can nab. If I buy a note with a substantial overage as a lender I am entitled to collect it before the borrower. I lose the asset but gain the overage. Thats what I thought, just wondered if something had changed that would make Overages easier and possibly a fruitful side income.

So I see Tax Overages are starting to get popular again. Has anyone had any real success in being a tax overage finder. I see list all the time but Im not sure how to properly do this. Is there anybody out there who can tell me the ins and outs also the pros and cons of tax overages?

I know I have heard this answer before, I just cant find it. How do you find if a home was sold with owner financing?

Yes, @Cindy, i do think this property is worth it at a lower asking price. If the property is already rented out and the tenants are long term, it might even have a greater upside. The nice thing about Albany is that it doesnt flood often. The bad part is Things like jobs and schools are hit or miss. This is a renters market. The city is 60% renters thats due to jobs constantly moving.

I actually live in ALbany and can tell you I am very familiar with this area.. I may be interested in this deal but as @MJ C. said is this property is in a flood plain, a very high crime area and the tenants you are going to get might be high attention tenants (that is not saying that you cant find good deals or tenants in low income areas. However you can not get 900 a month in that area. You may be pushing it with 400 for each side. Do you know if it comes with tenants?
