I was brought the opportunity to buy the note on 40+SFR, however, it is a blanket loan and all 40 are under one note. If the borrower isn't paying do I have the right to foreclose on all 40 at one time or will each home have to be foreclosed individually?

well this is a commercial note with over 18 months seasoning, with a healthy down payment.

Has anyone ever heard of a note being sold to an institution? If so how do you go about selling an owner financed performing loan to a bank?

Thank You @Cameron Tope. I was trying to decide on whether to do a % of return on monthly rents. As well as a split of profits at the sell. Or should we just split everything with them getting a lions share of everything?

I have built a relationship with several possible le joint venture partners. They will only be putting up down payment money. I will be handling managing all other incidental issues. 

What are fair yet attractive terms for my jv partners?
