@Chris Eaker  & @Bob B. thank you both for your response.  They did leave the washer and dryer.  Now on to getting it renter ready!

Closing is scheduled for Monday on a rental property I'm buying "as is". Just now received word the washer & dryer have been removed. The contract lists them being sold with the property. My question is: do I ask for a credit? Or just go ahead and close Monday? Thoughts...

I am not familiar with Section 8 rental, in my experience the rent price can be negotiated depending on the owner.

Everything I'm told is 3 years from date of discharged. Mine was filed 10/2013 so I just applied for a loan myself. They want me to put down at least 15%.

As a Real Estate Agent have 6 clients that will buy and or sell properties. And purchase my first fix & flip and 1 rental. It doesn't seem like a lot but I do have a full time 45 hour a week W2 job.

Aaron Howell I guess I left out some important information. I am a Real Estate Agent so my boss purchased the property from me back in May as a flip. He became very busy with his other business so this house was put on the back burner. Once I saw everything he's done so far, i asked if I could buy it off him. So with that being said, since I was the Agent who sold him the property and he is my W2 employer, it is very hard to say I don't know him.

Is there a way around this? The person selling the house is my W2 employer. Since I know him the loan officer said I have to put down 15%. I cannot do a conventional loan since its only 3 years from my bankruptcy. Is there possibly another option for me to purchase the property? Thank you
