@Matthew Laubach There are DSCR-style options available for larger multifamily properties like yours. Rates right now often start in the high 9% range, but the good news is you can lock in a true 30-year fixed term. One strategy worth considering is using seller credits to buy the rate down.

@Shelly Goldbaum Welcome! Investing from abroad adds a few extra moving parts, but it’s definitely doable. One thing to keep in mind is how financing works when you don’t have U.S. credit — some lenders can qualify you based on the property’s rental income rather than personal income, which can help you move faster on deals. Also, closing timelines and documentation requirements can be a bit different for foreign investors, so having your financing plan mapped out early will make the agent’s job (and yours) a lot easier.
