@Joe Grespin Yeah, those under-$100K deals definitely come with their own challenges. DSCR loans can still work great—you just need someone who knows how to structure them right, especially with the lower price points or light renos. Having someone in your corner who specializes in this stuff can make a big difference. Always down to chat if you're working through any specific deals!

@Susana W. Nice! I usually keep it simple at first—take gross rental income and subtract about 30% for expenses to get a rough NOI. From there, divide by your annual debt service to check if you're hitting that 1.25 DSCR. I've used a few spreadsheets over time, but honestly, even a basic one with rent roll, expenses, and financing terms can work well to start. Happy to hear more about what kind of deals you're looking at—might be able to help you refine it!

@Nana Sefa Yep, there are DSCR lenders that do 5-units. Terms might be a bit different than 1-4 units, but still mostly based on the property's cash flow. Would love to hear more about the deal you're working on to see if I can point you in the right direction!

I agree with @Devin Peterson  There are a ton of underlying questions that need to be addressed here. Have you made any improvement to the property that you can document since your recent purchase? @Mark M.
